Bayview is not a broker. As an asset manager, Bayview owns it's portfolio and closely evaluates every loan. Loans we list as performing loans are loans which should meet the prime quality criteria of most banks.
Why Bayview sells prime quality Loans ― our focus is weaker credit.
Bayview trades loans we have identified as high quality assets to bank partners in local markets so we can focus on our core competency of improving weaker credits. Bayview frequently acquires large portfolios that include quality assets from markets across the U.S.
Through our long experience in the mortgage markets, we have developed a streamlined loan sale system that makes it practical to make single loans and small pools available to local banks.
Ultimately, the prime loans in our portfolio are better suited for the portfolios of local banks who can benefit from customer acquisition and increased market share.
Due diligence has been conducted to strict standards.
We do not rely on pool-level data summaries or averages, but dig deep into each individual loan to make sure we are getting only those of higher quality.
Diligence is focused on three major risk areas.
- Borrower's ability to repay. We review updated credit reports and pay histories in order to discover signs of stress. We only purchase loans for which the borrower's credit profile ― not just credit score ― is appropriate for the loan.
- Misrepresentation of occupancy. In other words, if the property is supposed to be owner-occupied, we
look to determine if it is not actually an investor property and look for indications that the borrower wants to stay in the house.
- Fraud. This encompasses a wide range of factors ― from borrowers overstating actual income to fraudulent sales in collusion with the appraiser. We have a variety of ways to screen out potentially fraudulent transactions including the use of third-party fraud screening reports and review of servicing comments to uncover irregularities.
